BUILDING PERMIT EXEMPTIONS


Specific exemptions for building permits will be allowed under conditions for minor structures which have little safety impact. Building permits are not required for the following:
  1. Detached accessory buildings used for playhouses, lawn and garden equipment, tool storage, and similar uses provided such buildings do not exceed 120 square feet nor eight feet in height at the highest point and do not house flammable liquids in quantities exceeding 20 gallons per building and are constructed entirely of noncombustible materials when located less than three feet to an adjoining property line.
  2. Residential fences six feet in height or less.
  3. Detaining walls 32 inches or less in height, as measured from the lowest adjoining ground level to the top of the wall, and not impounding flammable liquids.
  4. Oil derricks and rigs.
  5. Display cases, counters, cabinets, shelves, and similar fixtures, partitions five feet high or less.
  6. Water tanks supported directly on grade with a capacity not exceeding 5000 gallons and the ratio of height to diameter or width not exceeding two to one.
  7. Underground flammable liquid tanks and appurtenances regulated by the Fire Code, although permits are required through Poudre Fire Authority.
  8. Platforms and decks not more than 30 inches above grade.
  9. Exterior walks, driveways, parking lots and tennis courts.
  10. Painting, repairing, wall papering, texturing, cabinetry and similar finish or cosmetic work.
  11. Theatrical stage sets and scenery.
  12. Window awnings on R-3 or M occupancies, window replacements of the same size as is existing, storm window and door installation and rain gutter installation.
  13. Roofing repair or replacement work not exceeding one square (10 x 10) of covering per building.
  14. Prefabricated swimming pools which are entirely above grade, accessory to a single R-3 occupancy, wherein the height of the pool wall does not exceed four feet.
  15. Replacement of existing nonstructural siding on R-3 or M occupancies.
  16. Minor work not in excess of $200.00 in valuation and which does not involve alteration of bearing walls, structural assemblies, plumbing, electrical, mechanical components and fire rated or extinguishing systems.
The preceding permit exemptions in no way are deemed to allow violations of the City of Fort Collins Codes or any other applicable regulations.
